Buying a house is an exciting, stressful and costly time. It can also be very time intensive. There are things you can do before you even walk through the first house that will help reduce the level of stress and remove a lot of the wasted time that tends to be associated with house buying.

A HELOC is one way you can take out a loan. But you need to be wary of taking one out because your house is used as collateral for the loan. If you have a large purchase to make however this might be the way you can go. A large purchase like funding your kid\’s college tuition is not likely going to be covered by your credit card. But you also have to remember that you will be tied in to the current mortgage rates.

It is a loan based on the amount of equity you have in your home. Equity is the difference between what your house will sell for on the open real estate market and the dollar amount that you owe the lender who holds the note on your property. You will have to report your income in the application process and your credit score will factor in on the rate of interest you will be charged.

This is the amount you will apply for with a home equity loan. The collateral of course is your property. Keep in mind of the mortgage rates – if you fail to make the payments then the land will be foreclosed on. The first lender will get paid first and then the people who hold the note on the home equity loan.

The home equity deal works as a line of credit does. You only pay what you take out on the loan. You do not have to take the full amount of the loan out at any time.

The interest rate you pay will be based on the prime market value at the time. This rate may be different than the current GIC rates, but it will be a variable interest rate. So you are taking a risk that the interest rates will stay low but they might shoot up also. One advantage this type of loan has over the basic credit card is that you can write off the interest on your income tax.

There was a time you could write off interest paid on credit cards. But this is no longer the case so this is one advantage with this type of loan.

You want to before you take out such a loan make sure you are stable in your job. You do not want to lose your job and then your house because you could not make the payments on your home equity line of credit. And you also want to have cash reserves if you do lose an income source.

You have to always remember this loan is based on your home equity. And it means you are putting your home on the line. Make sure you are sure you can pay the loan back so you will not lose your home.

Office Decor

It’s been more than a year now since you came to your new work place and took over your new office. First of all, you were busy decorating a new home and learning a new job, but now that you’re settled in you start noticing again the same things that you noticed when you first arrived.

The walls are a bland, neutral colour and are looking decidedly depressing. The sun streaming in through the industrial quality blinds is barely enough to light a mouse hole and the furniture is just about as grotty and plain as it can get. You figure that an acceptable amount of time has passed for you to start redecorating your office.

Of course, before you start it’s always good to make certain that the powers that be don’t have a problem with your plans. And remember that it is just an office and you should treat your decorating plans as such.

Emulsioning the walls a bright red colour possibly might not work. However, you could brighten things up a bit by repainting the walls a bright and airy colour that won’t upset anyone, least of all you. Then you could always remove those old blinds that have been hanging there since the early 1980’s and replace them with something more pleasing and functional.

On the other hand, if the whole of the office is decorated in the same style with the same blinds hanging on each window, your a la mode changes might not be appreciated by your colleagues. So, think twice before making drastic changes that alter the whole style and atmosphere of the entire office.

There are, however, simpler methods you can use to carry out your office decorating project without too much hassle to you and which doesn’t necessarily need too much thought. You can brighten up any room by placing a couple of flowering plants here and there around your office.

However, if you’re like me and you don’t have green fingers or if you enforce suicide on any plants near you, then maybe you shouldn’t bother with plants. You could however bring in some bright pictures and hang them up on your walls. Or perhaps you have kids and they have painted some smashing pictures for you.

These work well too, and will show your co-workers a different aspect of your character. But, don’t get stressed out over anything though – you really don’t need a simple decorating project to add to the rest of your worries. Besides, an office decorating project should be fun and stress free.

Remember, your office decorating project need not mean your turning the whole office, or yourself, on its head. It should be something that you can live with on a daily basis.

After all, you’re at your office most of the day, so it should be a place where you can feel just as relaxed as you are in your own home.

Using Caution While Cleaning Your Gutters

Maintaining and cleaning your gutters is a critical part of the exterior maintenance of your home. This is a job that you can do yourself provided you do it safely. Here are some safety tips you before starting the job.

1. Make sure the ladder you use is sturdy. Set it squarely on the level ground. Move away any straw, mulch, or anything that will hinder the ladder from setting firmly on the ground.

2. While using an extension ladder that is leaned on the gutters, try cutting a small 2×4 board that you can sit inside the gutter. By doing this, you will provide a solid location that you can safely set the ladder against without running the risk of severely damaging the gutter.

3. Once you’ve climbed the ladder, keep your hips square over the ladder to maintain your balance. You should never lean away on either side of the ladder.

4. When climbing the ladder you should not stand on the top 2 steps of the ladder. It is easy to lose your balance when standing on these two steps.

5. While standing on the roof, stand to the side of the gutter rather then leaning out over the gutter. Also, purchase or borrow a safety harness to use during the job.

6. Never try to walk on the roof during rainy, icy, or windy conditions.

7. When working on the roof or climbing a ladder it is a good idea to wear non-slip shoes like sneakers or work boots.

8. Always wear heavy duty work gloves to protect your hands from sharp metal corners and screws sticking through metal surfaces.

9. Always wear protective eye wear or safety glasses to protect your eyes. Gutters will contain many small particles that could get in your eyes causing you eye damage or to lose your balance.

10. Always stay clear of electrical lines.

By following these safety tips when cleaning your gutters you’ll do it safely. Safety is the most important thing you can do when preparing to do work to your home.

Use This Real Estate Information To Your Advantage

It takes its cues from a number of financial indices and how they are expected to perform in the near future. This real estate school of thought evaluates various socio-economic indicators at all levels ” Global, national and local.

Real estate agents generally calculate their fee as a percentage of the selling price (in case of sales) and as part of the rent (for rentals). People, who want to sell/let their property, leave the details of their property with the real estate agent (and in fact, even leave the keys of the house so that the real estate agent can arrange for viewings without them getting into any hassle).

A lot of home seekers (including real estate investors) use the services of real estate agents not just for getting good deals but also getting them quick. Since real estate agents are probably most familiar with the market situation in their region of operation, it makes sense to approach them to get an idea of the going rate for properties in that region.

So a good real estate agent will not just throw a list of available properties to the buyer/ tenant but will actually discuss their needs and make a suggestion. This, in fact, works in the favour of real estate agent in two ways. Firstly, if the real estate agent is able to sell the house they get their commission and secondly, if they make the buyer happy too they earn a good reputation (and hence more business).

Real estate appraisal or property valuation is the process of determining the value of the property on the basis of the highest and the best use of real property (which basically translates into determining the fair market value of the property).

The real estate appraisal is done using various methods and the real estate appraisal values the property as different for difference purposes e.g. the real estate appraisal might assign 2 different values to the same property (Improved value and vacant value) and again the same/similar property might be assigned different values in a residential zone and a commercial zone.

A good real estate investor would evaluate the property on the basis of the developments going on in the region. So real estate appraisal as done by a real estate investor would come up with the value that the real estate investor can get out of the property by buying it at a low price and selling it at a much higher price (as in the present).

Similarly, real estate investor could do his own real estate appraisal for the expected value of the property in, say 2 years time or in 5 years time. Again, a real estate investor might conduct his real estate appraisal based on what value he/she can create by investing some amount of money in the property i.e. a real estate investor might decide on buying a dirty/scary kind of property (which no one likes) and get some minor repairs, painting etc done in order to increase the value of the property (the value that the real estate investor would get by selling it in the market).
